Vacant Property Registration

Vacant and abandoned properties—whether residential, commercial, or industrial—can quickly become a source of blight if not properly maintained. Even a single unmaintained building may attract vandalism, unauthorized activity, and general deterioration, impacting the surrounding neighborhood and property values.

To help preserve community safety, appearance, and economic vitality, the City of Montebello requires all vacant properties to be registered with the Code Enforcement Division.

For complete details, please refer to Ordinance No. 2479 (Montebello Municipal Code Chapter 8.40).

Why Registration is required:

Registration allows the City to:

  • Monitor vacant properties

  • Ensure they remain secure and maintained

  • Partner with property owners to prevent nuisance conditions

This requirement applies to:

  • Property owners

  • Beneficiaries or trustees

If a property becomes vacant or abandoned, the beneficiary or trustee must register the property within 10 days of vacancy, ownership transfer, or notice of default.
