PLAN CHECKING

Plan checking for new building construction generally begins with the Building & Safety Division.
1. Three to five sets of plans may be required depending project
2. Two sets of structural calculations;
3. Two sets of energy calculations; and,
4. Plan check fee must be paid to the City at the time of plan check submittal.

Plan checking may require one or all of the following department’s approval, depending on project size:

Planning Department: Planning is responsible for enforcing the Montebello Municipal Code in regards to zoning, site development, on-site parking requirements, landscaping, fencing, permanent sign requirements, and establishments for new business’s. Engineering/ Public Works: All plans (new building, including remodels and additions, swimming pools, etc.) are to be plan checked by Engineering / Public Works. Engineering (non-structural) is primarily civil engineering, which encompasses grading, on-site drainage, off-site improvements to curbs, gutters, driveway approaches, and sidewalks. Fees may apply. Fire Prevention: New commercial / industrial buildings, new residential dwellings units and residential additions which exceed 50% of the existing floor space is required to be fully fire-sprinkled throughout. Tenant improvements, especially food establishments with commercial hood systems are required to be plan checked. Fire alarms system may apply to all. BUILDING AND SAFETY DIVISION CODE REQUIREMENTS

 

Building and Safety Division: The City of Montebello Building and Safety Division is responsible for the implementation and enforcement of City and State codes relating to the construction, remodeling, alteration, repairs and demolition of buildings and structures located within the City. In addition, the Division is responsible for permit issuance, park development fees, and business license occupancy inspections. City of Montebello does not offer home inspection service for the resale of a home. Please call (3230 887-1497 or (323) 887-1498 for further information on requirements. To ensure work complies with the various Codes, the City requirements permits, inspections and approvals of work. l

Other requirements prior to permit issuance may require approvals from the following:

Los Angeles County Health Department - For new restaurants, and remodeling of existing food establishments services and restaurants. Please contact the local Health Department at (626) 813-3378 for further information.

Police Department – In conjunction with Planning Department and in response to security measures, Crime Prevention may have requirements for all new restaurant establishments, and banking services. Please contact Crime Prevention at (323) 887-1282.

Montebello Unified School District – The Board of Education of the Montebello Unified School District has adopted Resolution No. 34(97-98), which exempts assessable residential construction under 80,000 square feet and exempt commercial / industrial construction under 490,672 square feet of the school development fees. Otherwise, residential fees are $1.84 /sq.ft.; commercial / industrial fees are $0.30 /sq. ft. For further information, contact the Facilities Development Department at (323) 887-3044.
