4. Plan check fee must be paid to the City at the time of plan check submittal.

Plan review may require one or all of the following department’s approval, depending on project size:
Planning Division: Planning is responsible for enforcing the Montebello Municipal Code in regards to zoning, site development, on-site parking requirements, landscaping, fencing, permanent sign requirements, and establishments for new business’s. Engineering/Public Works: All plans (new building, including remodels and additions, swimming pools, etc.) are to be plan checked by Engineering/Public Works. Engineering (non-structural) is primarily civil engineering, which encompasses grading, on-site drainage, off-site improvements to curbs, gutters, driveway approaches, and sidewalks. Fees may apply. Fire Prevention: New commercial/industrial buildings, new residential dwellings units and residential additions which exceed 50% of the existing floor space is required to be fully fire-sprinkled throughout. Tenant improvements, especially food establishments with commercial hood systems are required to be plan checked. Fire alarms system may apply to all. BUILDING AND SAFETY DIVISION CODE REQUIREMENTS
Building and Safety Division: The division is responsible for the implementing and enforcing City and State codes relating to the construction, remodeling, alteration, repairs and demolition of buildings and structures located within the City. In addition, the Building and Safety Division is responsible for permit issuance, park development fees, and business license occupancy inspections. City of Montebello does not offer home inspection service for the resale of a home. Please call (3230 887-1497 or (323) 887-1498 for further information on requirements. To ensure construction complies with various Codes, the City requires permits, inspections and approval of construction work.
The City of Montebello currently follows and enforces the codes listed below:
· 2007 California Building Code-based on the 2006 International Building Code
· 2007 California Mechanical Code-based on the 2006 Uniform Mechanical Code
· 2007 California Plumbing Code- based on the 2006 Uniform Plumbing Code
· 2005 National Electrical Code
· 2006 International Residential Building Code
· 2005 California Title 24 Energy Standards

Other requirements prior to permit issuance may require approvals from the following:
Los Angeles County Health Department - For new restaurants, and remodeling of existing food establishments services and restaurants. Please contact the local Health Department at (626) 813-3378 for further information.
Police Department – In conjunction with Planning Department and in response to security measures, Crime Prevention may have requirements for all new restaurant establishments, and banking services. Please contact Crime Prevention at (323) 887-1282.
Montebello Unified School District – In accordance with the State of California Government Code Section 65995, the Montebello Unified School District will collect developer fees prior to issuance of building permits. School fees are to be paid to the Montebello Unified School District for any new habitable construction, commercial, or industrial construction over 500 square feet. The development school fee schedule is as follows:
· Residential Development - $2.97/Sq.Ft.
· Commercial/Industrial Development - $0.47/Sq.Ft.
