Vacant and Abandoned Properties

As of September of 2008 there were over 200 properties within the City of Montebello is some stage of foreclosure.  People are abandoning properties they can no longer afford to keep and real estate market is flooded with more available properties than buyers. Many of these properties are in a state of ownership limbo: the legal owner abandons the property and the bank (or another potential new owner) does not have legal control until the foreclosure auction.    

The vacant and abandoned properties are becoming an issue for both Code Enforcement and our community in general.  Many of these properties are not being maintained causing neighborhood blight. Some of these abandoned properties are being used by squatters for homes, some by local youth for parties and some by criminals for illegal activities. 

    

In addition to the problems outlined above, these properties can pose health and safety hazards to a neighborhood.  For example, properties that have swimming pools or other water features that are left unmaintained breed mosquitoes which can lead to the spread of the West Nile Virus.  Some of these abandoned properties become fire hazards presenting a threat to surrounding properties.
